Heating and AC Maintenance Tasks

Furnace

• Check T-stat calibration and operation
• Check furnace filter (replace if available)
• Check humidifier damper position (when applicable)
• Check for proper ignition upon a heat call
• Clean and check burners (as required)
• Clean and check piolet assembly (when applicable)
• Check flame sensor reading
• Check ignitor resistance
• Check and adjust gas pressure (nat. or lp.)
• Check for proper temperature rise
• Check draft fan operation and amp draw
• Check pressure switch for proper operation
• Check all safety controls
• Check high limit operation
• Check blower motor and blower capacitor (when applicable)
• Check blower wheel condition
• Clean cabinets and outside of unit
• Secure all electrical connections
• Lubricate all applicable parts

• Inspect heat exchanger for cracks or corrosion
• Clean fresh air intake screen
• Check exhaust outside for obstructions (when applicable)

Condenser

• Clean & heck coil
• Clean and check outdoor fan blades
• Check and tighten electrical connections on outdoor unit
• Check amp draw on outdoor fan motor
• Check amp draw on compressor
• Check high-side compressor pressure
• Check low-side compressor pressure
• Check subcooling/superheat for proper refrigerant charge
• Tighten service caps to prevent refrigerant leaks
• Clean debris from outdoor unit

Evaporator

• Clean blower motor
• Check filter condition
• Check for proper temperature drop across indoor coil
• Check for tight electrical connections on indoor unit
• Check for roper T-stat calibration and operation
• Clean and inspect condensate drain line
• Check for proper drainage in line
• Check for balanced airflow

Our AC and Heater Maintenance Plans

With an Infinity Building Solutions, LLC annual HVAC maintenance contract, we will come out twice a year and perform services that include:

• Verifying units are running properly as per design
• Confirming all electrical connections are tight
• Clean condensers (spring visit only)
• Clean furnace housing and vacuum burners out (fall visit only)
• Confirm motors are not exceeding amperage limit
• Clean condensate drains
• Confirm proper refrigerant charge (spring visit only unless heat pump)
• Check ductwork for leaks
• Replace air filter (standard air filter is included)
• Check thermostat for proper operation. (change batteries if needed)
• Confirm blower motor is operating properly
• Confirm condenser fan is operating properly
• Inspect evaporator and furnace for mold
• Inspect burner assembly (fall only)
• Verify flu gas is properly vented (fall only)
• Inspect for gas leaks
